Contracts for Deed


Maslon attorneys have extensive experience in drafting and reviewing contracts for deed used as short and long-term financing alternatives. Contracts for Deed represent a creative financing tool for projects that otherwise do not fit into standard financing packages. The standard Contract for Deed sometimes requires creative inclusions for individual transactions that are not part of the standard form contract. These may include late payment fees, transfer restrictions, escrow provisions, restrictions on future improvements, hazardous substances representations and requirements, non-recourse options, extensions of statutory cancellation periods, as well as negotiation of other documents, including UCC financing statements and assignments of leases and rents.
