Represented Yellow Tree in Development of The Abbey Apartment Building in Minneapolis and Related Conversion of Historic Mansion
February 1, 2021
Maslon was proud to assist Yellow Tree in its successful development of The Abbey, a new apartment building in Minneapolis connected to a historic mansion that serves as the building’s amenity hub.
The Alden Smith Mansion, originally constructed in 1887, was a prominent fixture in the Loring Park neighborhood—and its redevelopment was the first project of its kind in Minneapolis. Restored to its former glory, the mansion now serves as the amenity hub for the newly constructed six-story, 121-unit apartment complex, which Yellow Tree will continue to manage through its property management division.
Amenities in the restored stone mansion include co-working spaces, a coffee bar and cocktail lounge, a billiards room with community piano, indoor and outdoor fitness center, rooftop deck, and private dog walk. There are also three luxury apartments on the mansion’s second level.
As lead counsel for Yellow Tree, Partner Matt Loven advised on all aspects of property acquisition, entitlement, and financing for the $26 million, 143,413-square-foot development project, as well as negotiation with investors, contractors, architects and property managers.
